Tanya Dubash Buys Worli Sea-Facing Homes for ₹294 Crore
Tanya Dubash, daughter of Adi Godrej, and her company, Shaula Real Estates Private Limited, purchased two luxury sea-facing apartments in Mumbai’s Worli for over ₹294 crore at ₹2.53 lakh per sq ft, making it one of the country’s most expensive residential transactions, according to property registration documents accessed by Zapkey. Dubash had previously purchased a luxurious duplex unit in the same building in May 2025 for around ₹226 crore.
Last year, USV chairperson Leena Gandhi Tewari purchased two duplex apartments for ₹639 crore, making it the most expensive acquisition in the country.
One flat was purchased for around ₹146 crore and the second for around ₹148 crore. According to records obtained by Zapkey, the two flats are located on the upper floor of the Naman Xana building on Worli Sea Face.
Tanya Dubash purchased an apartment with two apartments totaling 11,620 square feet and two balcony terraces totaling 1,290 square feet.
According to the paperwork, the first apartment has 5,810 square feet of RERA carpet and a 645 square foot balcony, while the second unit has the same size. Both transactions were registered on May 12, 2026, with a stamp duty of ₹16.17 crore and registration cost of ₹60,000, according to the records. Documents revealed that the two apartments were purchased with a total of eight parking places, four for each flat.
Zapkey.com said that the two properties were purchased for ₹2.53 lakh per square foot. This is one of the most expensive per square foot rates in the Mumbai real estate market.
Tanya Dubash and Naman Developers, the developer working on the Naman Xana project, could not be reached for comment.
Tanya Dubash bought a premium duplex residence in the same building for over ₹226 crore in May of last year. According to property paperwork, the transaction price was around ₹2.16 lakh per square foot. The duplex unit spans 856 sq. m. (~9,214 sq. ft.) and has a 114 sq. m. (1,227 sq. ft.) balcony.
The apartment has a total built-up size of 1,067 square meters (~11,485 square feet). The unit contained six parking spaces. The transaction cost Rs. 13.55 crore in stamp duty and Rs. 30,000 in registration charges. The transaction was made on May 26.
