Mumbai’s Luxury Housing Market Records ₹14,903 Crore in Q1 Deals
Mumbai’s luxury real estate market continues to show strong momentum, with 1,499 properties worth ₹14,903 crore registered during the June quarter of 2026. The numbers translate into roughly 16 luxury homes priced at ₹5 crore or more being registered every day, highlighting sustained demand in the city’s premium housing segment.
According to the Lighthouse Luxury study, the analysis is based on verified Maharashtra stamp duty and registration data tracked through property registration intelligence platform Zapkey. The market recorded transactions worth an average of approximately ₹164 crore every day during the quarter.
The performance indicates that Mumbai’s luxury housing market is attracting continued interest from high-net-worth and ultra-high-net-worth buyers. Branded residential developments and premium homes are seeing strong buyer response, while luxury property is increasingly being viewed as a long-term wealth-preservation asset.
April Leads Mumbai’s Luxury Property Registrations
April emerged as the strongest month during the quarter, recording 563 luxury property registrations worth ₹5,726 crore.
Activity moderated in May, when registrations fell 22.7% month-on-month to 435 properties. However, transaction value remained substantial at ₹4,492 crore, with the average ticket size at around ₹10.3 crore.
The market bounced back in June, with registrations rising 15% month-on-month to 501 properties. The transaction value stood at ₹4,686 crore, while the average ticket size declined to ₹9.4 crore. This suggests stronger activity in the ₹5 crore–₹10 crore price bracket.
Worli Remains Mumbai’s Luxury Property Hotspot
Among Mumbai’s major luxury micro-markets, Worli emerged as the highest-value market during the quarter. The locality recorded 97 deals worth ₹2,272 crore, with an average ticket size of ₹23.4 crore.
Lower Parel followed with 81 registrations worth ₹769 crore, while Bandra West recorded 54 deals worth ₹575 crore.
Interestingly, Mumbai’s suburban markets are also gaining traction in the luxury segment. Goregaon East recorded 46 transactions worth ₹552 crore, while Andheri West registered 60 deals worth ₹425 crore. Vile Parle West and Santacruz West also recorded significant activity, with transactions worth ₹413 crore and ₹364 crore respectively.
What the Numbers Mean for Mumbai Real Estate
The latest transaction data suggests that Mumbai’s luxury housing market is not limited to traditional premium neighbourhoods anymore. While established locations such as Worli and Bandra West continue to command high transaction values, suburban markets are increasingly participating in the city’s luxury housing growth.
The resilience of the ₹5 crore–₹10 crore segment is particularly significant. Even as ultra-high-value transactions of ₹50 crore and above were relatively quieter in June, the broader luxury market continued to generate strong transaction volumes.
For developers, investors and homebuyers, the numbers point towards continued depth in Mumbai’s premium residential market. Strong registrations, demand for branded projects and activity across both South Mumbai and western suburbs indicate that luxury housing remains an important component of Mumbai’s real estate ecosystem.
Mumbai Luxury Real Estate Outlook
With nearly ₹15,000 crore worth of luxury property transactions recorded in just one quarter, Mumbai continues to demonstrate the depth of its premium housing market.
The latest data also highlights an important shift: luxury real estate demand is expanding beyond a handful of established neighbourhoods. Worli remains a major centre for high-value transactions, but locations such as Goregaon East, Andheri West, Vile Parle West and Santacruz West are also attracting substantial luxury housing activity.
If this momentum continues, Mumbai’s luxury residential market could remain one of the city’s strongest real estate segments through 2026, supported by affluent buyers, premium project launches and continued demand for high-quality homes.
