Why Property Prices in Noida and Gurugram Have Jumped Over 100%
The real estate market in Delhi NCR has undergone a dramatic transformation over the past few years. Once known for affordable housing and steady appreciation, Noida and Gurugram have now become two of India’s fastest-growing property markets, with residential prices in several micro-markets increasing by more than 100%.
From luxury apartments and integrated townships to commercial hubs and metro-connected developments, both cities have experienced unprecedented demand. The surge has left many homebuyers wondering whether they should buy now or wait, while investors are trying to understand if the growth story still has room to continue.
So, what exactly is driving this remarkable price appreciation?
Noida and Gurugram: The New Growth Engines of Delhi NCR
For years, Delhi remained the center of the NCR property market. However, infrastructure expansion, better urban planning, and large-scale employment opportunities have shifted investor attention toward Noida and Gurugram.
Today, both cities offer:
World-class infrastructure
Metro connectivity
IT and corporate hubs
Premium residential communities
Better road networks
Strong rental demand
High-end lifestyle amenities
These factors have created sustained demand while the supply of premium housing has remained relatively limited.
Infrastructure Projects Have Changed Everything
One of the biggest reasons behind the price surge is rapid infrastructure development.
Major projects include:
Noida International Airport (Jewar)
Delhi-Mumbai Expressway
Dwarka Expressway
Noida-Greater Noida Expressway upgrades
Rapid Metro expansion
RRTS (Regional Rapid Transit System)
New metro corridors connecting emerging sectors
Improved connectivity has significantly reduced travel times, making previously overlooked sectors attractive for both homebuyers and investors.
Properties located near major infrastructure corridors have witnessed some of the highest appreciation in the NCR region.
Strong Demand but Limited Supply
During the pandemic, many developers slowed new launches.
However, demand recovered much faster than expected.
Buyers returned to the market due to:
Work-from-home requirements
Larger home preferences
Improved affordability
Attractive home loan interest rates during the recovery period
Growing confidence in reputed developers
Since the supply of premium apartments could not immediately match rising demand, prices climbed sharply.
Corporate Expansion Has Increased Housing Demand
Gurugram remains India’s leading corporate destination outside Bengaluru.
Major companies from sectors such as:
IT
Consulting
Banking
Startups
Global Capability Centres (GCCs)
Financial services
continue expanding operations across Gurugram.
Similarly, Noida has witnessed rapid growth in:
IT parks
Data centres
Electronics manufacturing
Media companies
Fintech firms
Business parks
A growing workforce naturally translates into higher demand for residential housing, especially near employment hubs.
Luxury Housing Is Driving the Market
The NCR housing market has witnessed a major shift toward premium and luxury housing.
Today’s buyers are looking for:
Larger apartments
Clubhouses
Smart homes
Green buildings
Wellness amenities
Co-working spaces
Premium security
Developers have responded by launching luxury projects priced significantly higher than previous developments.
As luxury inventory expands, average property prices across the region also increase.
Investors Have Returned to the Market
Investors who had stayed away from the real estate market for years have returned.
Reasons include:
Better capital appreciation
Strong rental demand
Stable regulations
Improved project delivery
Increasing confidence after RERA implementation
Many investors now see Noida and Gurugram as long-term wealth creation destinations rather than short-term speculative markets.
Better Regulation Has Improved Buyer Confidence
The introduction of the Real Estate (Regulation and Development) Act (RERA) has transformed the property sector.
Benefits include:
Greater transparency
Timely project updates
Better accountability
Reduced project delays
Improved buyer protection
This has encouraged first-time buyers and institutional investors to participate in the market.
Rising Construction Costs Have Increased Property Prices
Developers are also facing significantly higher construction costs.
Key cost increases include:
Cement
Steel
Labour
Land acquisition
Regulatory approvals
Financing costs
These higher input costs are eventually reflected in the selling price of residential projects.
Foreign and Institutional Investments
Large institutional investors continue to invest heavily in India’s real estate market.
Private equity firms, REIT-backed investments, sovereign wealth funds, and global developers have increased their presence in Delhi NCR.
This influx of capital has strengthened developer confidence and accelerated premium residential launches.
Which Areas Have Seen the Highest Price Growth?
Some of the fastest-growing micro-markets include:
Noida
Sector 150
Sector 137
Sector 78
Sector 107
Sector 94
Noida Expressway
Greater Noida West
Gurugram
Golf Course Extension Road
Dwarka Expressway
New Gurgaon
Sector 79
Sector 113
Southern Peripheral Road (SPR)
Golf Course Road
Several projects in these locations have more than doubled in value within a relatively short period.
Is It Still a Good Time to Invest?
Many experts believe that while prices have already increased substantially, the long-term outlook remains positive.
Factors supporting future growth include:
Completion of the Jewar Airport
Expansion of metro connectivity
Growth in Global Capability Centres
Increasing office absorption
Continued migration into Delhi NCR
Strong infrastructure spending
However, buyers should avoid purchasing solely because prices are rising.
Instead, evaluate:
Builder reputation
Location
Legal approvals
Future infrastructure
Rental potential
Long-term affordability
Risks Buyers Should Consider
Despite strong growth, buyers should also evaluate potential risks.
These include:
Premium pricing in certain micro-markets
Rising home loan interest rates
Possibility of slower appreciation after rapid growth
Oversupply in select locations
Construction delays in under-development projects
Careful research remains essential before making any investment decision.
Future Outlook
The real estate boom in Noida and Gurugram is supported by multiple structural factors rather than short-term speculation.
Infrastructure, employment growth, premium housing demand, regulatory reforms, and institutional investments continue to strengthen the market.
Although annual appreciation may moderate compared to the extraordinary gains witnessed recently, Delhi NCR is expected to remain one of India’s most attractive real estate destinations for both homebuyers and investors.
- Frequently Asked Questions (FAQs)
Property prices in Noida have risen due to infrastructure projects such as the Noida International Airport, metro expansion, improved connectivity, increasing corporate presence, and strong demand for premium housing.
Gurugram has become a major corporate and financial hub. Rising demand from professionals, luxury housing launches, infrastructure improvements, and limited premium supply have pushed property prices significantly higher.
Both cities offer strong investment opportunities. Noida is known for planned infrastructure and comparatively affordable options, while Gurugram attracts buyers seeking premium residential projects and proximity to corporate offices.
While the pace of growth may moderate, ongoing infrastructure development, employment generation, and housing demand suggest that Delhi NCR could continue to witness long-term appreciation.
First-time buyers should focus on affordability, project quality, legal approvals, and long-term financial planning rather than attempting to time the market.

Hyderabad Property Registrations Drop 15% in September 2026
In September 2026, residential property registrations in Hyderabad plummeted 15% year-on-year (YoY) to 5,620, while registered sales decreased by 7% to ₹4,487 crore, according to Telangana government data compiled by Knight Frank India.
In September 2025, 6,612 properties were registered, valued at ₹4,804 crore. On a month-to-month (MoM) basis, property registrations in September 2026 declined by 5% to 5,620 from 5,937 in August 2026. The value of registered properties decreased by 2% to ₹4,487 crore from ₹4,804 crore.
The Hyderabad residential market comprises four districts: Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy, and includes transactions from both the primary and secondary real estate markets.
According to Knight Frank, monthly registration activity has continued to fluctuate following the volatility surrounding the guidance-value revision. Compared to January to September 2026, property registrations were steady at 55,715 units. However, the value of recorded transactions grew by 4% YoY to ₹39,910 crore.
“Hyderabad’s residential market maintained constant registration volumes from January to September 2026, but the value of registered deals climbed 4% year on year. According to Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, monthly activity in September 2026 is uneven, with registrations down 15% year-on-year and transaction values down 7%.Despite the monthly decline, residences valued above ₹1 crore accounted for 56% of September’s sale value, compared to 54% the previous year. This demonstrates the increased contribution of higher-ticket housing to the total value of registered transactions, even while registration quantities remain low,” Baijal stated.
Home Price and Size Trends
From January to September 2026, property registrations remained essentially steady across ticket sizes. Registrations for residences priced below ₹50 lakh and between ₹50 lakh-₹1 crore remained stable year on year, while registrations for homes above ₹1 crore climbed by 2%. According to Knight Frank India, the value of properties in the below-₹50 lakh segment increased by 2%, the ₹50 lakh-₹1 crore segment stayed stable, and the luxury segment had 6% rise.
In September 2026, registrations for all ticket sizes decreased. Registrations for properties priced below ₹50 lakh fell 20% year on year, while those priced above ₹1 crore fell 12% and those priced between ₹50 lakh and ₹1 crore fell 6%. Transaction values decreased in all three sectors, with the premium category experiencing a 2% decrease compared to 15% in the below-₹50 lakh segment and 8% in the ₹50 lakh-₹1 crore segment, according to data.
According to Knight Frank data, residences between 1,000 and 2,000 square feet accounted for the majority of registrations (66%) in September 2026. Units larger than 2,000 square feet accounted for 18% of the transactions in September 2026.

Ratnagiri to Get Maharashtra’s Fifth Film City
Maharashtra intends to build its fifth Film City on 125 acres in Guhagar taluka of Ratnagiri district, in the Konkan region. Located approximately seven hours from Mumbai, the proposed project intends to address infrastructure deficiencies for film shooting along the Konkan coast while also creating job possibilities in the region.
The project is being overseen by Maharashtra Cultural Affairs Minister Ashish Shelar, while the tourism and cultural affairs departments are creating a full project study. According to a Namaste Forum story, the facility will most likely be built using a public-private partnership (PPP) format that includes private entertainment sector participants.
What is a Film City?
A Film City is a dedicated complex that houses studios, sets, production equipment, and supporting infrastructure for producing films, television shows, and other audiovisual content. It may also accommodate workers and outdoor shooting sites. By combining these amenities, a Film City can alleviate logistical issues while also supporting the entertainment sector.
How many film cities are there in Maharashtra now?
Currently, Maharashtra has one Film City in Mumbai’s Goregaon, with one proposed in Nashik and Nagpur, as well as a second Film City in Malad spanning 150 acres and a fifth proposed in the Konkan region.
What is the required investment for the fifth Film City?
The proposed Film City will take up property in the villages of Palshet, Velneshwar, and Tavsal, which are now controlled by the Maharashtra Tourism Development Corporation. The government plans to invest roughly ₹100 crore in the project, which will feature two or three studios, film crew accommodations, and filming venues for films and TV shows. The project’s goal is to provide production facilities in a coastal region that is popular among filmmakers but lacks the necessary infrastructure and logistical support for productions.
According to the Sources, the Maharashtra Film, Stage, and Cultural Development Corporation Limited stated that Dapoli and Guhagar were popular locations for television and film shooting due to its beautiful beauty and coastline. However, the location lacks suitable facilities for production teams.
According to the newspaper, former BJP MLA Vinay Natu, who represents the Guhagar region, proposed the project after learning about the problems that film crews face while visiting the area. Marathi films like Kaksparsh and Bapya, as well as television serials, were filmed in Dapoli and Guhagar. Natu explained that the region lacked amenities similar to Film City and studios in Mumbai and Karjat, making production logistics challenging.
