Sara Ali Khan Leases Andheri Bungalow for ₹6.5L/Month
According to property registration documents obtained by CRE Matrix, Bollywood star Sara Ali Khan has leased a premium home in Mumbai’s Andheri West to an educational institution under a structured five-year arrangement. The acquisition was completed on March 27, 2026, demonstrating ongoing institutional interest in large-format residential assets in major city micro-markets.
Prodigy Montessori India Private Limited has leased a bungalow in Belscot Co-operative Housing Society in the Old Lokhandwala Complex. The minimum monthly rent is ₹6.5 lakh. The property measures approximately 4,500 square feet and has a rental value of ₹144.44 per square foot.
Deal Structure and Rent Escalation
The lease lasts 60 months, with a 36-month lock-in period beginning May 1, 2026. The agreement has a step-up rental structure. The monthly salary begins at ₹6.5 lakh for the first two years and gradually climbs after the third year. The rent increases to ₹6.82 lakh in year 3, ₹7.16 lakh in year 4, and ₹7.52 lakh in year 5. The structured escalation brings the total rental outgo over the period to almost ₹4.14 crore. The tenant has paid a ₹20 lakh security deposit as per the agreement.
Property Use: Exclusive School Operations
The agreement says that the tenant will only utilize the property for school-related purposes. This obviously demonstrates an increasing trend of residential-to-institutional conversions in Mumbai’s high-end neighbourhoods. At the same time, the contract includes specific operational rules to ensure that the society retains its residential character. It restricts the admission of vehicles such as cars, buses, and vans onto the premises. It also requires that all student pick-up and drop-off activities occur outside the complex. In addition, the tenant must follow all society rules and any municipal legislation.

Andheri West is still one of Mumbai’s most desirable micro-markets due to its excellent connectivity and established ecology. The site provides quick access to Versova, JVPD, and Link Road. It also benefits from its proximity to manufacturing facilities, corporate headquarters, and educational institutions. John Abraham Buys ₹84 Crore Bandra Bungalow
Bollywood star John Abraham has emerged as the latest high-profile buyer amid a boom in trophy bungalow transactions fueled by a scarcity of developable land in Mumbai’s most desirable neighbourhoods. Property registration documents obtained by Liases Foras show that he paid ₹84 crore for a home in Bandra West.
With so few independent bungalows left in desirable areas like Bandra, Juhu, and Malabar Hill, each transaction fetches a hefty scarcity premium, making these houses among the city’s most valuable real estate assets.
According to the property registration paperwork, the bungalow is situated on St. Martin Road in Bandra West. The property consists of a 1,017.60 square metre plot, an existing bungalow with a built-up size of approximately 193.12 square metres, and an outhouse measuring approximately 31.50 square metres. The registered consideration for the transaction is ₹84 crore.
The transfer deed for the purchase was registered on July 14, 2026. The actor paid ₹5.04 crore in stamp duty, according to the paperwork.
The freehold property was purchased from Naushir Eruch Divitre, Fredon Eruch Divitre, Crystal Firoz Divitre, and Eruch Firoz Divitre via a registered conveyance deed.

In December 2023, John Abraham paid ₹70.83 crore for a 5,416 sqft bungalow and 7,722 sqft plot of land in Mumbai’s Khar district. IndexTap.com accessed property registration records.
The bungalow is located on Khar’s Linking Road, one of Mumbai’s main shopping areas, and is close to various educational institutions. Abraham paid ₹4.24 crore stamp duty for the mansion, which was registered on December 27, 2023.

Notandas Realty, which is represented by the Jagwani family, has returned to the city’s luxury home market with another marquee purchase: a Spanish-style villa held by the Wilson Pens family for over 50 years. Villa Wilson in Mumbai’s upscale Juhu neighbourhood, near superstar Amitabh Bachchan’s mansion, Jalsa, was sold for ₹135 crore on July 13, 2026, according to property registration documents.
Mumbai’s desire for showcase mansions remains unabated. Recently, the renowned sea-facing Leela mansion in Juhu sold for ₹221 crore. The Nanavati family sold its heritage 6BHK Art Deco home, Leela, in Mumbai’s Juhu for ₹221 crore to Notandas Realty, an affiliate of the Mahesh Notandass Jewellers Group.
The ground-plus-one bungalow is built on a 1,355 square metre plot and has a built-up area of roughly 8,480.68 square feet. It comprises a terrace of approximately 2,500 square feet and a garden of around 5,000 square feet.
The landmark Laxmi Nivas villa on Mumbai’s prestigious Nepean Sea Road, which served as a secret refuge for freedom fighters during the Quit India Movement in the 1940s, sold for ₹276 crore in February 2025, according to papers discovered by Zapkey.

Vidhu Vinod Chopra Buys ₹7.75 Crore Apartment in Mumbai’s Bandra
Vidhu Vinod Chopra, also known as Vinod Dinanath Chopra, bought a luxurious condominium in Mumbai’s Bandra (West) from Rakeysh Mehra’s firm for ₹7.75 crore, according to property registration documents seen by CRE Matrix. Mehra’s firm bought the condominium in 2007 for approximately ₹1.20 crore.
The unit on the lower level of Bahar unit on Pali Mala Road in Pali Hill was purchased from Rakeysh Omprakash Mehra Pictures Private Limited, represented by Bharathi Mehra, according to the paperwork.
According to the property registration documents, the unit has a carpet area of 698 square feet and was registered on June 30, 2026.
The buyer incurred stamp duty of ₹46.50 lakh and registration charge of ₹30,000 during the transaction.

Kriti Sanon Family Sells Andheri Flats for ₹8.9 Cr
Kriti Sanon, sister Nupur Sanon, and mother Geeta Sanon sold four homes in Mumbai’s Andheri West for a total of ₹8.9 crore, according to Square Yards’ study of property registration paperwork. The buyer is Mukesh Chhabra, a filmmaker and casting director.
From 2013 to 2017, the Sanon family paid around ₹4.31 crore for the four properties. According to Square Yards, the family’s recent ₹8.9 crore transactions resulted in a capital gain of about 107% during a nine to 13-year holding period, with an appreciation of approximately ₹4.6 crore.
According to property registration paperwork, the sale took place in four different transactions, all of which were registered on April 24, 2026. Two spacious apartments in Raheja Classique, Andheri West, sold for ₹3.23 crore apiece. Each unit measures 654.23 square feet and has one parking space. Both transactions required a stamp duty of ₹19.41 lakh and registration fees of ₹30,000 each.
The two remaining apartments in the same building went for ₹1.21 crore apiece. The units have a built-up space of 246.06 sq ft and cost ₹7.29 lakh each, plus ₹30,000 in registration fees.
Geeta Sanon bought the two larger flats in July 2013 for ₹1.40 crore, while Kriti and Nupur Sanon bought the remaining two units in June 2017 for ₹2.90 crore, bringing the family’s total purchasing cost to around ₹4.31 crore.
